Noida has quietly turned into one of the most exciting luxury housing markets in the National Capital Region. The Noida–Greater Noida Expressway corridor, in particular, is seeing a wave of ultra-premium launches from big-name developers, several of them tied to global luxury brands.
If you’re trying to decide which sector makes sense for your next home, this guide breaks down five standout projects Ace Arte, M3M Jacob & Co Residences, Smartworld Elie Saab, Experion Saatori, and Experion Elements and what each sector has going for it.
1. Sector 150 — Ace Arte by ACE Group
Sector 150 has long been known as Noida’s “sports city,” home to a cricket stadium, golf course, and some of the lowest-density, greenest development in the region. That reputation is exactly what ACE Group is building on with Ace Arte.

Why Sector 150?
Sector 150 offers something rare on the Expressway — actual green cover and low-rise density, since much of the sector is dedicated to sports and recreational facilities. It suits buyers who want a quieter, more suburban feel while still being connected to the Expressway.
Note: Ace Arte’s pricing and floor plans were still being finalised in pre-launch stage at the time of writing, so treat the figures above as indicative and confirm final numbers with the developer before booking
2. Sector 97 — M3M Jacob & Co Residences
This is the project generating the most buzz right now, simply because of its name. M3M Jacob & Co Residences is a branded residence developed in collaboration with Jacob & Co, the New York-based luxury watch and jewellery house — reportedly the first such branded residential tie-up in India.

Why Sector 97?
Sector 97 sits right on the Expressway with views over roughly 300 acres of open, undeveloped land and nearby golf-course frontage, plus quick access to the upcoming Noida International Airport at Jewar. This is very much an ultra-HNI and NRI-focused address, built around exclusivity, a 7-star clubhouse, and branded-residence prestige rather than affordability.
3. Sector 98 — Smartworld Elie Saab Residences
Another branded collaboration, this one pairs Smartworld Developers with Lebanese couture designer Elie Saab, known globally for red-carpet fashion. It’s marketed as the first residential project in Noida to carry the Elie Saab name.

Why Sector 98?
Sector 98 is quickly becoming a mini luxury hub along the Expressway, with good connectivity toward Jewar Airport. Because it offers everything from compact 1 BHK “branded suites” to full-size 4 BHK homes, it has a slightly wider buyer base than a pure ultra-luxury project it works for both end-users and investors chasing brand-led appreciation.
4. Sector 151 — Experion Saatori
Experion’s Sector 151 project (commonly marketed as Experion Saatori, and earlier referred to simply as “Experion Sector 151”) has become one of the most talked-about launches on the Expressway, partly because it sold out fast.

Why Sector 151?
Sector 151 is emerging as one of the Expressway’s newer premium micro-markets, and Experion reportedly paid around ₹450 crore for its 5-acre plot here — a sign of how much developer confidence there is in this stretch. The sector is also seeing interest from other big names (more on that below), which typically pushes up both supply quality and long-term prices.
5. Sector 45 — Experion Elements
Unlike Experion’s Sector 151 project, Experion Elements is located in a more established, central part of Noida Sector 45 and is already under construction.

Why Sector 45?
Sector 45 is Central Noida — closer to the older, established parts of the city, with good access to the Aqua and Blue Line metro, DLF Mall of India, and Sector 38’s retail and dining hubs. It suits buyers who want a more “city” address rather than an Expressway-facing one, without giving up on GRIHA-rated green design and low apartment density.
Bonus Godrej is Coming to Sector 151 Too
If Sector 151 wasn’t already on your radar, here’s a reason to pay closer attention: Godrej Properties recently won an e-auction conducted by the Noida Authority for a 4.95-acre residential land parcel in Sector 151, paying ₹331.75 crore for it. The company plans to develop a premium residential group housing project with diverse apartment configurations on the site, and the development is expected to generate estimated revenue of over ₹2,000 crore.
This follows a pattern for Godrej in Noida the company has launched several successful projects in the city recently, and a Sector 151 entry would put it in direct competition with Experion’s Saatori project in the same sector. For buyers, this is generally a good sign: when multiple reputed developers compete for land in the same sector, it usually points to strong long-term appreciation potential.
So, Which Sector Should You Pick?
There’s no single best answer it depends on what you’re optimizing for:
