M3M Beats DLF to Acquire Noida Land Parcel

Gurugram-based developer M3M India has clinched one of the largest land deals in India’s recent real estate history, emerging as the top bidder for a 12.5-acre plot in Noida’s Sector 108 for a staggering Rs 1,839 crore. The winning bid is more than double the Noida Authority’s initial reserve price of Rs 835 crore, reflecting the intensifying demand for premium land parcels in the Delhi-NCR real estate market.

DLF Loses Out in High-Stakes Bidding War

The Sector 108 plot attracted stiff competition, with real estate giant DLF also in the race. However, M3M outbid its rival to secure the parcel, according to a person familiar with the auction process. With stamp duty and other statutory charges adding roughly Rs 150 crore, M3M’s total investment for the land is expected to touch nearly Rs 2,000 crore, a Noida Authority official said on condition of anonymity.

Hyderabad’s Raidurg Knowledge City: Two parcels auctioned in October 2025 together fetched Rs 3,135 crore — an 11-acre plot went to Prestige Group for Rs 1,556.5 crore, while a 7.67-acre parcel sold for Rs 1,358 crore.

Noida, January 2025: M3M had earlier won a 23,570 sq metre commercial plot for over Rs 400 crore, while Max Estates secured a 41,835 sq metre parcel for more than Rs 700 crore.
